Where Should You Start When Leasing an Office in Seoul?

For international companies entering Korea, Seoul office market can be difficult to navigate at first glance. Beyond language and regulatory differences, the market itself operates with a structure that may feel unfamiliar. Most leasing conversations begin with three core districts CBD, GBD, and YBD but that is no longer the full picture.

To understand today’s Seoul office market, global occupiers need to look at both established business districts and emerging office locations.

Before reviewing individual buildings, companies typically start by identifying which core district best aligns with their business needs.

  • CBD (Central Business District) is the traditional administrative and corporate center. Strong new supply is expanding the district's boundaries, increasing choice for occupiers including commercial banks, embassies, and chaebol headquarters.

  • GBD (Gangnam Business District) is the fastest-growing market, attracting IT companies, venture capital funds, and pharmaceutical firms in a development-constrained environment.

  • YBD (Yeouido Business District) remains Korea's financial hub, anchored by the National Assembly, Korea Stock Exchange, and major securities firms.

These districts provide the initial framework for understanding supply dynamics, occupier behavior, and leasing expectations in Seoul.

Why emerging districts matter more than before

While CBD, GBD, and YBD continue to anchor the market, office demand in Seoul has gradually expanded beyond these traditional boundaries.

As rental levels rise and availability tightens in core districts, both domestic and international companies are increasingly considering emerging office locations that offer competitive alternatives.

Among these, Magok and Seongsu are the most notable.

Magok: A planned business district built for scale

Magok, located in Seoul’s western corridor, is a large-scale, planned business district.

It is commonly considered by companies that require:

  • Larger floor plates for R&D, engineering, or consolidated teams

  • Long-term occupancy with operational efficiency

Its proximity to Gimpo and Incheon International Airports also makes Magok relevant for companies with regional or cross-border operations.

Magok is not typically evaluated as a secondary option.

It is chosen when a company’s operational needs align clearly with what the district offers.

Seongsu: Emerging sub-market within Seoul

Seongsu represents a different type of office location within Seoul market. Situated east of the traditional core districts, it has evolved from an industrial area into a mixed-use business environment, where renovated office buildings and new developments coexist.

While not part of the established CBD, GBD, YBD framework, Seongsu is increasingly recognized as a distinct sub-market that appeals to companies prioritizing:

  • Urban accessibility and proximity to Gangnam and CBD

  • Brand identity, culture, and workplace experience

  • Flexible space formats over large-scale floor plates

Unlike planned districts, Seongsu requires more careful building-by-building evaluation, as asset quality and specifications vary significantly.

So where should you start?

Start by understanding how Seoul office market is structured.

CBD, GBD, and YBD remains the primary starting point through which most leasing decisions are made.
At the same time, emerging locations such as Magok and Seongsu reflect how the market has expanded beyond these traditional boundaries.
